Permits Completed so Lots Ready to Develop

The complete design and permits booklet to the left addressed all the permitting criteria required by state and federal agencies.  Purchasers of Alpine Properties parcels have the costly and time consuming permitting process fully completed except the $50 home building permits required by the city. The home site locations, drainages and other environmental issues have been fully addressed and approved, including the extensive Coastal Management Permit. There were full topo studies, artifacts investigations (no artifacts), wetland reviews, and avalanche studies (no avalanches) done during the permit process so the issues would not be a concern during home site development. Eyak Lake bathymetric and spawning bed studies were done.  All parcels have approved septic sites with all city utilities, electrical power, water, cable, telephone, and high speed internet stubbed out to the parcels. Alpine Properties' goal was to have an environmentally friendly layout to avoid all the wetlands, streams, creeks and cutting old growth forest to respect Eyak Lake and its spawning beds.

"The Copper River Watershed Project works to ensure the long-term sustainability of the Copper River watershed’s salmon-based economy and culture.   The Copper River Watershed Project was created to benefit communities along the Copper River, in the upper basin and delta of the Copper River.  The Board of Directors and the staff of the Copper River Water Shed are inspired by a vision of helping to diversify the economy of this unique region while sustaining its natural resources and cultural heritage.

 

In 1998 and 1999 we asked residents of the watershed what they value about living in the watershed and what their priorities are for the future.  They said they want their communities to stay economically viable, with healthy small businesses, safe streets and schools for their kids, and good medical facilities. The same residents value living in small towns in beautiful, rural Alaskan settings. They prize the recreation opportunities that are virtually "right outside the door." They want a voice in determining local priorities, and in the use of their resources. Watershed citizens value the freedom of opportunity they believe they have.  Sustainable development gives a name to what people want with economic diversification, but not at the expense of their quality of life."  Alpine Properties has been recognized by the CRWP for its environmentally sensitive development.
